1. Getting NIE
NIE – Identification number of a foreigner – 150 euros.
For the purchase of a new building, this service is provided free of charge.
Without this document, it is impossible to buy real estate in Spain. You can get this document yourself by contacting the Department of Migration Authorities in Spain or the Spanish Consulate in the applicant’s country of residence.
Documents required to obtain NIE
- Passport
- A questionnaire with personal data (solicitud EX-15).
- 2 photos
- A preliminary agreement of intent to purchase real estate in Spain.
2. Opening an account in a Spanish bank
Opening an account in a Spanish bank – 300 euros.
For the purchase of a new building, this service is provided free of charge.
Of course, you can open an account in a Spanish bank yourself, but the truth is that it is very difficult to do this for a number of reasons. The requirements of European banks, including Spanish ones, are constantly being tightened, so there are many refusals to open an account and almost without explanation. But it’s no secret that the human factor plays a big role in Spain, if you are friends with a bank employee, then it won’t be a big problem for you to open an account, provided that all your documents are in order.
Documents required to open an account in a Spanish bank:
1. A foreign passport.
2. Identification Number of a Foreigner – NIE
3. Certificate from the place of work indicating full name, salary and position
4. Certificate 2 personal income tax on the income of an individual, 3 personal income tax for entrepreneurs (Tax return).
5.Bank account statement (account movement) in the country of residence. (available in English).
6. Documents confirming the legal origin of funds, if you plan to top up your account.
The documents must be translated into Spanish by Jurado’s sworn translator.
3. Mortgage - 1000 euros. Payment after approval.
Documents for obtaining a mortgage in Spain:
- A certificate from the place of work indicating the salary, period of work and position.
- An extract from the bank of movements on the bank account for 6 months, indicating the balance.
- Reference 2 personal income tax for the past and current year.
- Certificate from the National Bureau of Credit Histories. It is taken from the credit history bureau (can be ordered on the website www.nbki.ru ) or in the credit department of your bank.
- A copy of the Certificate of ownership of real estate in your country.
- Any other documents confirming your financial viability.
The documents must be translated into Spanish by Jurado’s sworn translator.
4. Legal support for the purchase and sale of real estate - 600 euros.

After you have chosen an object for purchase and before signing a contract of intent for the purchase and sale of a real estate object, a specialist is involved in the work who will check the entire legal side of the object and the future transaction itself, who will be present at the notary as an official translator with entry into the contract of sale, which guarantees the legal purity of the transaction.
5.Re-registration of personal accounts for a new owner (electricity, water, communidad)
When buying a new building, this service is provided free of charge.
After you have signed the contract of sale with a notary, you can certainly be congratulated on the purchase of real estate in Spain. But in order to bring the whole purchase process to an end, it is necessary to reissue all personal accounts in your name, usually it is light, water and kammunidad.
