Three places, one name

Worth understanding before you read any listing, because "Mijas" can mean very different places.

Mijas Pueblo sits on the slope of the Sierra de Mijas at 428 metres. It is the administrative centre, with the town hall and most of the historic buildings — a white Andalusian village.

Las Lagunas is the modern part, with the commercial and industrial area. It runs straight into neighbouring Fuengirola as one continuous town.

La Cala de Mijas is the coastal centre, in the middle of the municipality's 12 kilometres of coast.

Getting around

There is no railway inside Mijas itself. From Las Lagunas people use the Fuengirola station on the C-1 Cercanías line, which runs to Benalmádena, Torremolinos, Málaga and the airport.

Málaga airport is about 30 km away, roughly half an hour by car depending on the area.

Prices by district

The municipal average is €3,711 per square metre (idealista, August 2026), up 8.9% over the year.

The most affordable district is Campo de Mijas at €2,943. Then come Mijas Golf (€3,094), Las Lagunas (€3,323), Riviera del Sol (€3,482), La Cala Golf (€3,550), Mijas Pueblo (€3,570), Hipódromo (€3,652), Sitio de Calahonda (€3,766) and Valtocado (€3,879). The most expensive are Calaburra-Chaparral at €4,490 and La Cala de Mijas at €4,593.

Every district rose over the year, from 1.8% in La Cala Golf to 18.5% in Campo de Mijas.

Buying as a UK citizen after Brexit

Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay. Without a visa you can spend up to 90 days in any 180-day period in Spain and the rest of the Schengen area.

Owning a home does not give you the right to live here. Spain abolished its investor "golden visa" on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa, applied for in person at the Spanish consulate, with proof of sufficient income or savings.

Taxes in Andalusia

Mijas is in Andalusia, where rates differ from the Costa Blanca.

New build from a developer: 10% VAT plus 1.2% stamp duty.

Resale: 7% transfer tax, charged on the cadastral reference value if that is higher than the price in the deed. Check it before you commit — it can change the sum by thousands.

Notary and land registry fees come on top.

Running costs

Community fees in developments with a pool usually run €40–120 a month, plus the IBI property tax, refuse collection, utilities and insurance.

The paperwork

You will need an NIE, issued to anyone with economic interests in Spain. Apply at a Spanish consulate in the UK, or in Spain through a representative with a power of attorney.

Viewings are done by video and the deed can be signed under power of attorney. Spanish banks typically lend non-residents up to 70% of the valuation, against 80% for residents.
