The town

Estepona keeps an old quarter of narrow whitewashed streets. Large murals are painted on building facades across the town; the town hall has gathered them into a Mural Route, a free open-air museum you can walk at your own pace.

Along the sea runs the Senda Litoral, a coastal path for walking, running or cycling.

Two airports are within reach, and one of them matters to UK buyers. Gibraltar airport is 47 km away, about 46 minutes by car, with direct flights to the UK — though it lies across the border, so you pass through border control. Málaga airport is about 80 km, 52 minutes.

Buying as a UK citizen after Brexit

Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay. Without a visa you can spend up to 90 days in any 180-day period in Spain and the rest of the Schengen area, and days spent in other Schengen countries count towards the same limit.

Owning a home does not give you the right to live here. Spain abolished its investor "golden visa" on 3 April 2025. To stay longer than 90 days without working, the route is the non-lucrative residence visa: you apply in person at the Spanish consulate for your area and must show enough income or savings to support yourself.

Taxes in Andalusia

Estepona is in Andalusia, where the rates differ from the Costa Blanca. Don't mix figures from the two coasts.

New build from a developer: 10% VAT plus 1.2% stamp duty.

Resale: 7% transfer tax. One detail catches buyers out — the tax is charged on the cadastral reference value if that is higher than the price in the deed. Check it before you commit.

Notary and land registry fees come on top in both cases.

Running costs

Community fees in developments with a pool and shared grounds usually run €40–120 a month. On top come the IBI property tax, refuse collection, utilities and insurance.

The paperwork

You will need an NIE, a foreigner identity number, issued to anyone with economic interests in Spain. Apply at a Spanish consulate in the UK, or in Spain through a representative with a power of attorney.

You do not need to travel for every step: viewings are done by video and the deed can be signed under power of attorney. Spanish banks typically lend non-residents up to 70% of the valuation, against 80% for residents.
