Prices by district
The town average is €2,553 per square metre (idealista, August 2026), but the spread between districts is wide. The centre is the most affordable at €2,149. Playa del Cura is €2,374, Playa de los Locos €2,886 and La Mata €2,929. Punta Prima is the most expensive at €3,214. Nueva Torrevieja and Aguas Nuevas sit at €2,757.
Prices rose in every district over the year, from 4.1% in Los Balcones to 15.3% in Nueva Torrevieja and Aguas Nuevas.
Buying from the UK after Brexit
Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay. Without a visa, UK citizens can spend up to 90 days in any 180-day period in Spain and the rest of the Schengen area, and days in other Schengen countries count towards the same limit.
Owning a home does not give you the right to live here. Spain abolished its investor visa — the "golden visa" — on 3 April 2025, so buying property no longer leads to residency.
To live in Spain for longer than 90 days without working, the route is the non-lucrative residence visa. You apply in person at the Spanish consulate for your place of residence, and you must prove you have enough income or savings to support yourself. The visa does not allow you to work in Spain.
Taxes when you buy
Resale homes in the Valencian Community pay transfer tax (ITP) of 9% of the price, or 11% for properties over €1 million. New builds bought from the developer pay 10% VAT plus 1.4% stamp duty (AJD). These rates apply to deeds signed from 1 June 2026. Notary and land registry fees come on top.
Your NIE
Any foreigner with economic interests in Spain, including buying a home, needs an NIE — a foreigner identity number. You can apply for it at a Spanish consulate in the UK, or in Spain through a representative with a power of attorney.
Living in Torrevieja
Torrevieja has 113,453 registered residents (town hall, 12 May 2026). More than 62,000 are foreign nationals from 120 countries, and 4,671 are British — the fourth-largest foreign community in the town.
The private Quirónsalud Torrevieja hospital is in the town. Next to it lies a protected natural park with two salt lagoons: the larger Torrevieja lagoon is pink, the La Mata lagoon green. Alicante-Elche airport is about 40 minutes away by car.
