What the Mar Menor is
It is not a town but a stretch of coast around a lagoon in the south-east of the Murcia region. The lagoon shore is around 70 kilometres long, and on the open-sea side it is closed off by La Manga, a sandbar of about 22 kilometres. Four municipalities sit on the lagoon: Cartagena, Los Alcázares, San Javier and San Pedro del Pinatar. A little inland are Torre-Pacheco and Fuente Álamo, with their golf resorts.
The water is shallow and warm with hardly any waves, which makes it easy for children and good for sailing.
In 2022 the Mar Menor became the first natural site in Europe to be given its own legal rights — a law passed to protect the lagoon after the environmental problems of previous years.
The golf resorts
Much of the new building on the Mar Menor is not on the shore itself but in golf resorts a few minutes' drive from the lagoon: Mar Menor Golf Resort, La Torre, Roda Golf, Serena Golf and La Manga Club. These are gated communities of villas, townhouses and apartments around the course, with pools and security. Many buyers search by resort name rather than by town — tell us which one you have in mind.
Buying from the UK
Buying does not give you residency. Spain's golden visa for property investors was abolished in April 2025. Anyone can still buy without restriction, but without a visa a UK passport holder can stay up to 90 days in any 180.
Taxes — Murcia rates. New build: 10% VAT plus 1.5% stamp duty. Resale: 7.75% transfer tax. Both rates have applied since 25 July 2025. Notary, land registry and paperwork usually add 0.5–1% of the price.
NIE and a Spanish bank account. You need an NIE, the foreigner's identification number, and we handle it for you. For a new build you do not need a Spanish bank account: you can pay the developer from your UK account. For a resale property it is not a legal requirement, but in practice you will want one: the seller is paid at the notary with a Spanish banker's draft, and a transfer from abroad has to leave several days before completion.
Mortgages. Spanish banks usually lend non-residents up to 70% of the valuation, against 80% for residents.
Off-plan. By law, every payment you make to the developer before completion must be covered by a bank guarantee. Check it before you sign.
