A real city, not just a resort
According to Spain's National Statistics Institute, Marbella had 159,786 residents in 2025, the second-largest municipality in Málaga province after Málaga itself and the seventh in Andalusia. So the city runs all year round: schools, hospitals and services do not close at the end of the season.
The old town, with its narrow whitewashed streets, is gathered around the Plaza de los Naranjos. West of the centre lies Puerto Banús.
Málaga airport is 50 km away, about 39 minutes by car. Gibraltar airport, with its UK flights, is 77 km and about 1 hour 10 minutes, across the border.
Prices
The average asking price is €5,956 per square metre (idealista, August 2026), up 4% over the year. For comparison, neighbouring Estepona is at €4,961 and Mijas at €3,711. Marbella is the most expensive town in our catalogue — and the calmest riser: 4% a year against 17% in Estepona. Everything we currently offer here is new build.
Buying as a UK citizen after Brexit
Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay — up to 90 days in any 180 without a visa. Owning a home does not give residency: Spain abolished the investor "golden visa" on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa.
Taxes in Andalusia
New build: 10% VAT plus 1.2% stamp duty. Resale: 7% transfer tax, charged on the cadastral reference value if that is higher than the price. Notary and registry fees on top.
How your money is protected
The developer must guarantee the return of everything you pay before handover, by bank guarantee or insurance, from the moment the building licence is granted. Payments are staged: a reservation of usually €6,000–10,000, 20–40% on signing, then instalments during construction. Video viewings; signing under power of attorney. You will need an NIE from a Spanish consulate in the UK. Banks typically lend non-residents up to 70%. Community fees usually run €40–120 a month, more in high-end developments with security.
