The village and the mountain

The old centre of Finestrat stands at 238 metres, its houses hanging over the rock with the Puig Campana behind. The mountain rises to 1,410 metres and is the second highest in the province; the notch near its summit is recognisable from across the district.

The municipality has 9,919 residents and covers 42.25 km², including part of the Terra Mítica theme park.

A very short stretch of coast

Finestrat reaches the sea only at the Cala de Finestrat, a bay of some 270 metres between Villajoyosa and Benidorm. It is one of the shortest coastlines of any municipality in Spain.

That is why most new housing here is not on the seafront but on the hillsides between the village and the coast, next to Benidorm.

Rents are among the highest in the province

According to idealista data for June 2026 reported in the press, Benidorm and Finestrat lead Alicante province on rental prices, above €16 per square metre a month.

If you are buying to let, that is the number that matters here. If you are buying to live, it tells you the area is expensive and will stay that way.

Prices

The average asking price is €3,328 per square metre (idealista, August 2026), up 3.8% over the year. That covers all homes on the market, new build and resale together.

Getting there

Alicante-Elche airport is about 57 km away. The TRAM, a combined tram and train line, runs along the coast between Alicante and Benidorm.

Buying as a UK citizen after Brexit

Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay. Without a visa you can spend up to 90 days in any 180-day period in Spain and the rest of the Schengen area.

Owning a home does not give you the right to live here. Spain abolished its investor "golden visa" on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa, applied for in person at the Spanish consulate with proof of sufficient income or savings.

Taxes

Finestrat is in the Valencian Community.

New build from a developer: 10% VAT plus 1.4% stamp duty, for deeds signed from 1 June 2026; before that date the duty was 1.5%.

Resale: 9% transfer tax, or 11% for homes over €1 million.

Notary and land registry fees come on top. Allow around 12% above the price in total.

Running costs

Community fees in developments with a pool usually run €40–120 a month, plus the IBI property tax, refuse collection, utilities and insurance.

The paperwork

You will need an NIE, issued to anyone with economic interests in Spain. Apply at a Spanish consulate in the UK, or in Spain through a representative with a power of attorney. Viewings are done by video and the deed can be signed under power of attorney.

Spanish banks typically lend non-residents up to 70% of the valuation, against 80% for residents.
