A city that keeps growing
According to Spain's National Statistics Institute, Benidorm had more than 77,000 registered residents on 1 January 2025 — the highest in its history, up 3.5% in a year, the third-fastest growth among Spanish cities. The Poniente area is growing fastest.
Benidorm has the largest concentration of residential skyscrapers in Spain, so most homes here are flats in tall buildings with sea views.
Two city beaches
Levante beach runs for about 2.1 km and is the liveliest. Poniente is longer, about 3.1 km, and quieter. Between them the old town sits on its headland, with the small Mal Pas cove beyond.
Alicante-Elche airport is 45–50 minutes away by car.
Buy-to-let
For buy-to-let investors Benidorm is one of the strongest places in the province. According to idealista data for June 2026 reported in the press, Benidorm and neighbouring Finestrat lead Alicante province on rents, above €16 per square metre a month.

Buying as a UK citizen after Brexit
Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay — up to 90 days in any 180-day period without a visa.
Owning a home does not give you the right to live here: Spain abolished the investor "golden visa" on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa.
Taxes
Benidorm is in the Valencian Community.
New build: 10% VAT plus 1.4% stamp duty, for deeds signed from 1 June 2026.
Resale: 9% transfer tax, or 11% over €1 million — charged on the cadastral reference value if that is higher than the price.
Notary and registry fees come on top. Allow around 12% above the price in total.
If you buy resale
The flat you buy answers for the previous owner's community debts for the current year and the three before it. In tall buildings with lifts, pools and concierge, fees can be substantial, so get the administrator's debt certificate before paying a deposit — and ask about approved special levies, which pass to the new owner.
Running costs and paperwork
Community fees usually run €40–120 a month, plus the IBI property tax, refuse collection, utilities and insurance.
You will need an NIE — from a Spanish consulate in the UK, or in Spain through a representative with a power of attorney. Viewings are done by video and the deed can be signed under power of attorney. Spanish banks typically lend non-residents up to 70% of the valuation.
