A real town
Fuengirola is a town rather than a resort. According to Spain's statistics office (INE), it had 85,211 residents on 1 January 2025, living on just ten square kilometres. Almost all of it is built up, making it one of the most densely populated towns in the province. In summer the population is several times higher.
It has a large foreign community: according to the town hall, more than a third of residents in 2021 were foreign nationals.
Living without a car
What sets daily life in Fuengirola apart is the train. The C-1 commuter line starts here and runs along the coast through Málaga airport to the city centre. There are two stations in town, Fuengirola and Los Boliches, with a train every twenty minutes.
In practice, that means you can get from the airport to your front door without a taxi or a hire car, and into Málaga for the hospital, the theatre or the market without traffic or parking.
The areas
The centre and seafront. Beaches, the market, shops and the station on your doorstep. Everything on foot.
Las Gaviotas. The most expensive part of town, at around €5,758 per m².
Los Pacos. The most affordable, at around €3,328 per m². Residential streets set back from the sea.
Prices
The average asking price in Fuengirola is €4,451 per m² (idealista, August 2026), up 3% on a year earlier. There is a wide spread within the town: a square metre in Las Gaviotas costs about 1.7 times as much as in Los Pacos (idealista, May 2026).
Buying from the UK
Buying does not give you residency. Spain's golden visa for property investors was abolished in April 2025. Anyone can still buy without restriction, but without a visa a UK passport holder can stay up to 90 days in any 180.
Taxes — Andalusian rates. New build: 10% VAT plus 1.2% stamp duty. Resale: a flat 7% transfer tax. Notary, land registry and paperwork usually add 0.5–1% of the price.
NIE and a Spanish bank account. You need an NIE, the foreigner's identification number, and we handle it for you. For a new build you do not need a Spanish bank account: you can pay the developer from your UK account. For a resale property it is not a legal requirement but in practice you will want one, as the seller is paid at the notary with a Spanish banker's draft. Either way, an account makes life in Spain easier.
Mortgages. Spanish banks usually lend non-residents up to 70% of the valuation, against 80% for residents.
Off-plan. By law, every payment you make to the developer before completion must be covered by a bank guarantee. Check it before you sign.
