Mijas is three places under one name: Mijas Pueblo in the hills, Las Lagunas beside Fuengirola and La Cala on the coast — and prices between them differ by half as much again. The average asking price is €3,711 per square metre, up 8.9% in a year (idealista, August 2026). Below are the new build developments.

Where they build and at what price
Look at the district, not just "Mijas". According to idealista for August 2026, the most affordable are Campo de Mijas (€2,943) and Mijas Golf (€3,094); the most expensive, Calaburra-Chaparral (€4,490) and La Cala de Mijas (€4,593).
Málaga airport is about 30 km away. There is no railway inside Mijas — the nearest station is in Fuengirola.
How your money is protected
The developer must guarantee the return of everything you pay before handover, by bank guarantee or insurance, from the moment the building licence is granted. Check the licence before your first payment.
How the purchase works
A reservation of usually €6,000–10,000, then 20–40% on signing, staged payments during construction and the balance on handover. Video viewings; signing under power of attorney.
Taxes in Andalusia
10% VAT plus 1.2% stamp duty — different from the Costa Blanca. Notary and registry fees on top.
Buying as a UK citizen
You can buy, but without a visa you can stay only 90 days in any 180, and a home does not give residency — the golden visa ended on 3 April 2025. You will need an NIE from a Spanish consulate. Banks typically lend non-residents up to 70%. Community fees usually run €40–120 a month.
