New build property in Spain

704 properties

All our new builds are on the Costa Blanca, the Costa del Sol and in the Region of Murcia. Buying off-plan in Spain works differently from the UK: you pay in stages as the building goes up, and the law requires the developer to guarantee your money. Below are 704 developments.

Taxes on a new build, by region

A new build bought from the developer pays 10% VAT everywhere in Spain. Stamp duty, however, is set by each region:

RegionCoastVATStamp duty
Valencian CommunityCosta Blanca10%1.4%
AndalusiaCosta del Sol10%1.2%
Region of MurciaMar Menor10%1.5%

The Valencian rate applies from 1 June 2026 (previously 1.5%); the Murcia rate from 25 July 2025 (previously 2%) — so older sources may quote other figures. Notary and land registry fees come on top everywhere.

How your money is protected

Spanish law requires the developer to guarantee the return of everything you pay before handover — by bank guarantee or insurance, covering all amounts with taxes and legal interest, in case the building is not started or not finished on time.

The obligation begins once the developer has the building licence. Before your first payment, check that the licence has been granted and that a guarantee covers your payments.

How the purchase works

You reserve the property, usually with €6,000–10,000, then sign a private contract with 20–40% of the price. Further payments follow the construction schedule; the balance is paid at the notary on handover. Viewings are done by video and the deed can be signed under power of attorney.

Buying as a UK citizen after Brexit

UK citizens are now non-EU buyers. You can buy property in Spain; what changed is how long you can stay — up to 90 days in any 180 without a visa. Owning a home does not give residency: Spain abolished the investor "golden visa" on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa.

You will need an NIE, a foreigner identity number — from a Spanish consulate in the UK, or in Spain through a representative. Spanish banks typically lend non-residents up to 70% of the valuation.

Where most of our new builds are

Estepona, Mijas, Torrevieja, Finestrat, Torre-Pacheco, Pilar de la Horadada and Los Alcázares. Each town has its own page with prices, taxes and what the town is like.
