A town between two seas
On one side of San Pedro lies the shallow, calm Mar Menor lagoon; on the other, the open Mediterranean. The municipality has around 14 km of beaches.
Neighbouring Pilar de la Horadada is still the Valencian Community and the Costa Blanca; San Pedro is the first town in the Region of Murcia.
The flamingo park
The Salinas y Arenales de San Pedro del Pinatar Regional Park covers about 856 hectares between the Mar Menor and the Mediterranean. It is the most important wetland in the Region of Murcia and its oldest regional park.
More than a hundred bird species live here, flamingos above all, most numerous in late July. The salt pans have been worked since Roman times and still are. Footpaths and cycle tracks cross the park, and the beaches are backed by tall dunes. Since the 19th century people have come here for mud baths, using mud from the salt ponds by the Mar Menor.

The average asking price is €2,003 per square metre (idealista, August 2026), up 2.9% over the year — lower than any other town where we have properties: Torre-Pacheco is at €2,112, Torrevieja at €2,553 and neighbouring Pilar at €3,241. Everything we currently offer here is new build.
Airports
Region of Murcia International Airport is 41 km away, about 29 minutes by car. Alicante is 80 km, about 52 minutes. Both are convenient.
Buying as a UK citizen
Since Brexit you can still buy, but without a visa you can stay only 90 days in any 180, and owning a home does not give residency — Spain abolished the golden visa on 3 April 2025. You will need an NIE from a Spanish consulate in the UK.
Taxes in the Region of Murcia
New build: 10% VAT plus 1.5% stamp duty, since 25 July 2025 (previously 2%). Resale: 7.75% transfer tax — against 9% across the border in Pilar. Notary and registry fees on top.
How your money is protected
The developer must guarantee the return of everything you pay before handover, by bank guarantee or insurance, from the moment the building licence is granted. Payments are staged: a reservation of usually €6,000–10,000, 20–40% on signing, then instalments during construction. Video viewings; signing under power of attorney. Banks typically lend non-residents up to 70%. Community fees usually run €40–120 a month.
