A town, not just a resort
Calpe does not empty out in October. According to Spain's statistics office (INE), it had 27,616 registered residents on 1 January 2025, and more than half of them are foreign nationals. If you are moving here or buying a second home, you will not be the only newcomer on your street.
The town has three distinct parts. The beachfront strip, with its promenade, apartment blocks, shops and cafés. The old town on the hill, with narrow streets and older houses. And the hillside urbanisations around it, where villas and townhouses look out over the bays and the rock.
Between the beaches and the old town lie Las Salinas, former salt pans right in the middle of Calpe. Flamingos and herons feed there with residential buildings all around.
The areas
Arenal-Bol. The main sandy beach and promenade, and the most expensive part of town at around €5,260 per m². You can live here without a car.
La Fossa. The beach on the other side of the rock, right at its foot. Densely built, with the Ifach natural park on your doorstep.
The old town. Older resale apartments and townhouses, quieter than the seafront, a walk downhill to the beach.
The hillsides. Villas and townhouses with bay views. Oltamar-Cucarres is the most affordable district, at around €2,886 per m². You will need a car: the roads are steep and the shops are at the bottom.
Prices
The average asking price in Calpe is €3,567 per m² (idealista, June 2026). Apartments are dearer per square metre, at around €3,908, while houses and villas average about €3,200 because they are larger and further from the sea.
Within the town, prices vary almost twofold: a square metre on the main beach costs about twice as much as one on the hillsides. So "Calpe" in a listing tells you little about the price. What matters is the exact location and the view.
Buying from the UK
Buying does not give you residency. Spain's golden visa for property investors was abolished in April 2025. Anyone can still buy property in Spain without restriction, but since Brexit a UK passport holder without a visa can stay up to 90 days in any 180.
Taxes — Valencian Community rates. New build: 10% VAT plus 1.4% stamp duty. Resale: 9% transfer tax up to €1,000,000, or 11% on the whole price above that. Notary, land registry and paperwork usually add 0.5–1% of the price. For a new build, budget 12–13% on top of the price.
Paperwork and a Spanish bank account. You need an NIE, the foreigner's identification number. For a new build you do not need a Spanish bank account: you can pay the developer from your UK account. For a resale property an account is not a legal requirement, but in practice you will want one. At the notary the seller is paid with a banker's draft, which only a Spanish bank can issue and which the notary checks. You can transfer the money to the seller from abroad instead, but it has to leave your account several days before completion — a risk for you as the buyer. Either way, a Spanish account makes life much easier afterwards: electricity, water, community fees and local taxes.
Mortgages. Spanish banks usually lend non-residents up to 70% of the valuation, against 80% for residents. Agree the mortgage before you reserve, not after.
Off-plan. By law, every payment you make to the developer before completion must be covered by a bank guarantee. Check it exists before you sign.
Hillside homes. The view is what people pay for in Calpe. Before buying, check the access road, the gradient and where you will park — you will live with them every day.
Getting there
Alicante airport is 70 km away and Valencia airport 125 km. Both have direct flights from the UK. The coastal tram from Alicante to Dénia stops in Calpe.
