Two markets: new and resale

On the Costa Blanca, apartments come in two very different forms.

New builds are mostly gated complexes in the south of the coast: Orihuela Costa, Guardamar, Pilar de la Horadada and around Torrevieja. Pool, gardens, often underground parking. You buy off-plan or finished, with keys.

Resale means finished apartments in established towns, above all Torrevieja. You can move straight in and see the street, the neighbours and the building itself. There is more resale on the Costa Blanca than on the other coasts we cover.

In the north — Benidorm, Calpe, Villajoyosa — apartments are more often in tall buildings by the sea, with views over the bay.

If you plan to let it

Since 3 April 2025, a new holiday let in an apartment building needs the approval of three fifths of the owners' community, holding three fifths of the shares. Check this before you buy. Long-term lets are not affected.

Buying from the UK

Taxes — Valencian Community rates. New build: 10% VAT plus 1.4% stamp duty. Resale: 9% transfer tax up to €1,000,000, 11% on the whole price above that. Notary, land registry and paperwork usually add 0.5–1%.

NIE and a Spanish bank account. You always need an NIE, and we handle it for you. For a new build you do not need a Spanish bank account: you can pay the developer from your UK account. For a resale property it is not a legal requirement, but in practice you will want one: the seller is paid at the notary with a Spanish banker's draft, and a transfer from abroad has to leave several days before completion — a risk for you as the buyer.

Community fees. All owners pay for the pool, gardens, lift and cleaning. The amount depends on the building or complex — ask before you buy.

Mortgages. Spanish banks usually lend non-residents up to 70% of the valuation, against 80% for residents.

Residency. Buying does not give you residency: the golden visa was abolished in April 2025. Without a visa, a UK passport holder can stay up to 90 days in any 180.
