Why resale
A finished home in an established neighbourhood: you see the street, the neighbours, the building and the view from the window, not a developer's plan. You can move in straight after the notary. And resale offers what the new builds by the sea almost never do: apartments under €200,000.
What we check before the deposit
- Land Registry extract — who owns it and whether there is a mortgage or charge on it;
- floor area — whether the real area matches the Registry and the Cadastre, and whether anything was added without permission;
- debts — community fees, property tax (IBI) and utility bills;
- if you want holiday lets — whether there is a licence and what the owners' community has decided.
How completion works
A deposit under a private contract, then signing at the notary. A Spanish bank account is not a legal requirement, but for resale you will need one in practice: the seller is paid at the notary with a banker's draft that only a Spanish bank can issue, and the notary checks it. You can transfer the money from abroad instead, but it has to leave your account several days before completion — a risk for you as the buyer. So it is worth opening an account early, and we can help with that.
Taxes — Valencian Community rates
Transfer tax is 9% up to €1,000,000, or 11% on the whole price above that. Notary, land registry and paperwork usually add 0.5–1%. About 10% on top of the price in total.
You always need an NIE, and we handle it for you. Mortgages: banks usually lend non-residents up to 70% of the valuation. Residency: buying does not give it; without a visa, a UK passport holder can stay up to 90 days in any 180.
