North and south — two different villas
The north — Finestrat, Calpe, Benissa and their neighbours. The mountains run down to the sea, villas sit on the slopes, and the view over the bay is what you pay for. The downside is steep access roads and steps.
The south — Algorfa, Ciudad Quesada, around Orihuela Costa and San Miguel de Salinas. Flat land, the La Finca, La Marquesa and Las Colinas golf courses, and the beaches a few minutes' drive away. Level plots and easy access.
New or ready to move into
Most of the villas in our catalogue are new builds, from a project on a plot to finished homes with keys. Off-plan, you can usually choose finishes and some layout options. A finished villa means moving straight in, with less choice.
What to check
Off-plan. By law, every payment you make to the developer before completion must be covered by a bank guarantee. Check it before you sign.
Resale. Make sure the built area of the house and pool matches the Land Registry and the Cadastre — unauthorised extensions are a common problem.
Upkeep. A garden and private pool need looking after all year. If you will not live in Spain full time, someone has to keep an eye on the house — budget for it.
Buying from the UK
Taxes — Valencian Community rates. New build: 10% VAT plus 1.4% stamp duty. Resale: 9% up to €1,000,000, 11% on the whole price above that.
NIE and a Spanish bank account. You always need an NIE, and we handle it for you. For a new build you do not need a Spanish bank account. For a resale villa you will need one in practice: the seller is paid at the notary with a Spanish banker's draft.
Mortgages. Spanish banks usually lend non-residents up to 70% of the valuation, against 80% for residents.
Residency. Buying does not give you residency: the golden visa was abolished in April 2025.
