What kind of house
Townhouse — a terraced house with its own front door and a terrace or small garden, often with a communal pool. The most affordable way to get a house rather than an apartment.
Villa — a detached house on its own plot, almost always with a private pool. Here the mountains come close to the sea, so many villas sit on the slopes and look down over the coast.
Where to look
Estepona and around — urbanisations on the hills above the coast, with plenty of new houses. Mijas — from the coastal strip up to La Cala Golf Resort. Casares and Manilva — quieter and greener, closer to Gibraltar. Sotogrande and San Roque — by the golf courses, at the far western end of the coast.
How buying a new house works
A reservation, stage payments during construction, and the balance at the notary on completion. By law, every payment before completion is covered by a bank guarantee — we check it before you sign. Once built, the law gives you one year of cover for finishes, three years for habitability defects and ten years for the structure.
Buying from the UK
Taxes — Andalusia. New build: 10% VAT plus 1.2% stamp duty. Notary, land registry and paperwork usually add 0.5–1%. About 12% on top of the price in total.
NIE and bank account. You always need an NIE, and we handle it for you. For a new build you do not need a Spanish bank account: you can pay the developer from your UK account.
Upkeep. A villa has its own garden and pool to look after all year. On a townhouse complex, the community covers part of this through its fees.
Mortgages. Spanish banks usually lend non-residents up to 70% of the valuation, against 80% for residents.
Residency. Buying does not give you residency: the golden visa was abolished in April 2025. Without a visa, a UK passport holder can stay up to 90 days in any 180.
