Who buys near golf
Not only golfers. Around a course you get greenery, quiet and space that the dense blocks by the beach cannot offer. Many golf resorts are gated communities with pools, gardens and security. And for letting, golf brings its own demand: Northern European golfers come to play when it is too cold at home.
Where the golf is
Mar Menor — Murcia's golf resorts around the warm lagoon: La Serena Golf in Los Alcázares, Roda Golf in San Javier and others, with plenty of new apartments and villas right by the course.
Costa del Sol — courses between Marbella, Estepona and Mijas, La Cala Golf Resort, and Alcaidesa and Sotogrande near San Roque.
Southern Costa Blanca — courses around Orihuela Costa, Algorfa and Ciudad Quesada.
Good to know
Distance. This page shows properties with a golf course within a kilometre, plus all frontline golf properties. The distance is given by the developer or seller; if every hundred metres matters to you, we will check it on the map.
Club membership. Buying near a course does not usually include the right to play: membership or green fees are separate. Check the terms of each resort.
Community fees. On golf resorts they cover the pools, gardens and security, and are often higher than in an ordinary building. Ask before you buy.
Taxes depend on the region. New build: 10% VAT plus stamp duty of 1.5% in Murcia (Mar Menor), 1.2% in Andalusia (Costa del Sol) and 1.4% in the Valencian Community (Costa Blanca).
NIE and bank account. You need an NIE, and we handle it for you. For a new build you do not need a Spanish bank account: you can pay the developer from your UK account.
Off-plan. By law, every payment before completion must be covered by a bank guarantee. Check it before you sign.
Residency. Buying does not give you residency: the golden visa was abolished in April 2025. Without a visa, a UK passport holder can stay up to 90 days in any 180.
