What €200,000 buys
In this budget, the coast mostly offers apartments and bungalows that are already built, on the resale market. The largest choice is on the southern Costa Blanca: Torrevieja, Orihuela Costa and the towns around them. There are some new builds under €200,000 too, but far fewer.
On the Costa del Sol we have almost nothing at this price: the square metre is dearer there, and nearly everything is new build.
How to read the price
New builds on the site show a "from" price: the cheapest unit in the development. A development "from €180,000" appears on this page, but a larger or higher apartment in the same block may cost more than €200,000. Check the price of the specific layout on the listing.
How much cash you need
Taxes and fees come on top of the price. Example for a €180,000 resale apartment on the Costa Blanca:
- transfer tax at 9%: €16,200;
- notary, land registry and paperwork: around another 1%, about €1,800;
- total on top of the price: about €18,000.
With a mortgage, Spanish banks usually lend non-residents up to 70% of the valuation. So your own money is about 30% of the price plus taxes and fees: in this example roughly €54,000 + €18,000 = €72,000.
Buying from the UK
Buying does not give you residency. Spain's golden visa for property investors was abolished in April 2025. Without a visa, a UK passport holder can stay up to 90 days in any 180.
Taxes. Almost everything on this page is in the Valencian Community: 9% transfer tax on resale, or 10% VAT plus 1.4% stamp duty on a new build. Properties in Andalusia or Murcia pay different rates — the town on the listing tells you which.
Spanish bank account. For a resale property — most of this page — it is not a legal requirement, but in practice you will need one: at the notary the seller is paid with a banker's draft that only a Spanish bank can issue. A transfer from abroad is possible, but the money has to leave several days before completion — a risk for you as the buyer. For a new build you do not need one. You need an NIE in every case, and we handle it for you.
Checks. With cheaper resale homes it is especially important to check for unpaid community fees and utility bills, and that the area matches the Land Registry. We do this before any deposit.
