What Orihuela Costa is
The town of Orihuela itself lies inland; its coastal part is 16 kilometres of shore where rocky stretches alternate with sandy beaches. Along it run the urbanisations: Punta Prima, Playa Flamenca, La Zenia, Cabo Roig, Campoamor and Mil Palmeras.
La Zenia and Playa Flamenca belong to the municipality of Orihuela. Punta Prima sits on the boundary: its beach belongs to Orihuela, while idealista also lists a Punta Prima district within Torrevieja.
It is worth checking for the specific property: the municipality determines the town hall and the local taxes.
The beaches
In 2026 ten Orihuela Costa beaches were awarded the Blue Flag — the international mark for clean water, safety and facilities: Calas de Aguamarina, Barranco Rubio, Cabo Roig-La Caleta, Cala Capitán, Cala Cerrada, Cala Estaca, Campoamor-La Glea, La Zenia-Cala Bosque, Mil Palmeras and Punta Prima. The Dehesa de Campoamor marina received one as well.
Prices
The average asking price is €3,066 per square metre, up 7.1% over the year (idealista, August 2026). That covers all homes on the market, new build and resale together.
Inland Orihuela is considerably cheaper. The coast and the town are two different markets under one municipal name.
Getting there
Alicante-Elche airport is 50–60 minutes away by car, depending on the urbanisation.
Buying as a UK citizen after Brexit
Since Brexit, UK citizens are non-EU buyers. You can buy property in Spain; what changed is how long you can stay. Without a visa you can spend up to 90 days in any 180-day period in Spain and the rest of the Schengen area.
Owning a home does not give you the right to live here. Spain abolished its investor "golden visa" on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa, applied for in person at the Spanish consulate with proof of sufficient income or savings.
Taxes
Orihuela Costa is in the Valencian Community.
New build from a developer: 10% VAT plus 1.4% stamp duty, for deeds signed from 1 June 2026; before that date the duty was 1.5%.
Resale: 9% transfer tax, or 11% for homes over €1 million.
Notary and land registry fees come on top. Allow around 12% above the price in total.
Running costs
Almost all new housing here sits in gated developments with a pool, gardens and sometimes security. That means monthly community fees — usually €40–120, depending on what the maintenance covers. Ask for the figure before you commit.
On top come the IBI property tax, refuse collection, utilities and insurance.
The paperwork
You will need an NIE, issued to anyone with economic interests in Spain. Apply at a Spanish consulate in the UK, or in Spain through a representative with a power of attorney. Viewings are done by video and the deed can be signed under power of attorney.
Spanish banks typically lend non-residents up to 70% of the valuation, against 80% for residents.
