What frontline golf means
"Primera línea de golf" — frontline golf — means a home on the very edge of the course, with no other buildings between it and the fairway. It is not the same as frontline beach: from the window you see green, not sand.
This page shows properties that the developer or seller describes as frontline golf. Before you decide, it is still worth checking the property on a map: how close the course is and what you see from the windows.
Where they are
From what is on the market now: Mar Menor — apartments and villas on La Serena Golf in Los Alcázares and bungalows on Roda Golf; Costa del Sol — Marbella, Estepona, La Cala Golf Resort in Mijas, and Alcaidesa and Sotogrande near San Roque; on the Costa Blanca — by the course at Playa de San Juan in Alicante.
The upside, and what to bear in mind
The upside. An open view that nobody can build over, quiet and greenery, and strong demand from buyers and golfing tenants.
What to bear in mind. Right next to play, the odd stray ball is part of life. Maintenance machinery works early in the morning. Community fees on golf resorts are usually higher, and club membership is generally not included in the purchase.
Buying from the UK
Taxes depend on the region. New build: 10% VAT plus stamp duty of 1.5% in Murcia (Mar Menor), 1.2% in Andalusia (Costa del Sol) and 1.4% in the Valencian Community (Costa Blanca). Resale: 7.75%, 7% and 9% transfer tax respectively.
NIE and bank account. You always need an NIE, and we handle it for you. For a new build you do not need a Spanish bank account. For a resale you will need one in practice: the seller is paid at the notary with a Spanish banker's draft.
Off-plan. By law, every payment before completion must be covered by a bank guarantee. Check it before you sign.
Residency. Buying does not give you residency: the golden visa was abolished in April 2025. Without a visa, a UK passport holder can stay up to 90 days in any 180.
