What frontline means
In Spain, "primera línea" — frontline — means a building with no other buildings between it and the beach. There may be a promenade or a road in between; what matters is that nothing blocks the view and nothing stands closer to the water.
The frontline label is set by the developer or seller. Before you decide, check the property on a map and, ideally, in person: see exactly what separates it from the sand.
What you pay for, and what it costs you
The upside. Sea views, the beach a few steps away, and a home that is easier to let and to resell. There are few of them, so prices hold up better.
The downside. Summer is busier and noisier by the sea. Salt and humidity wear facades, windows and appliances faster, so budget for upkeep. The square metre is dearer, and so are community fees, often.
Restrictions by the water. Buildings in the coastal strip can fall under Spain's Coastal Law (Ley de Costas), which limits rebuilding and extensions. Check this before buying, especially with older buildings.
If you plan to let it
Since 3 April 2025, a new holiday let in an apartment building needs the approval of three fifths of the owners' community. On the front line this matters more than anywhere, because that is where holidaymakers want to stay. Check the community's position before you buy.
Buying from the UK
Buying does not give you residency. Spain's golden visa for property investors was abolished in April 2025. Without a visa, a UK passport holder can stay up to 90 days in any 180.
Taxes depend on the region. New build: 10% VAT plus stamp duty of 1.4% (Costa Blanca), 1.2% (Costa del Sol) or 1.5% (Mar Menor). Resale: 9% in the Valencian Community (11% on the whole price above €1,000,000), 7% in Andalusia, 7.75% in Murcia.
NIE and a Spanish bank account. You always need an NIE, and we handle it for you. For a new build you do not need a Spanish bank account. For a resale property you will need one in practice: the seller is paid at the notary with a Spanish banker's draft, and a transfer from abroad has to leave several days before completion.
Off-plan. By law, every payment before completion must be covered by a bank guarantee. Check it before you sign.
