Transfer tax by region

Instead of VAT, a resale purchase pays transfer tax, set by each region:

RegionCoastTransfer tax
Valencian CommunityCosta Blanca9%, over €1m — 11%
AndalusiaCosta del Sol7%
Region of MurciaMar Menor7.75%

The Valencian rates apply to deeds from 1 June 2026; Murcia's rate was cut from 8% to 7.75% on 25 July 2025.

One detail about the base. The tax is not always charged on the price in the deed. If the cadastral reference value is higher than the price paid, the tax is charged on that. Check it before you commit — it can move the sum by thousands.

What to check before paying a deposit

The land registry extract (nota simple) — the real owner, surface area and charges: mortgages, seizures, easements.

A certificate that community fees are paid up. Under Spanish law the property you buy answers for the previous owner's community debts for the current year and the three years before it. Your personal assets are not at risk, but the property is.

The IBI property tax. Unpaid bills can also be recovered against the property. Ask to see recent receipts.

Approved special levies. If the community has voted for repairs to the facade or roof, the new owner pays — and it may not appear on the debt certificate.

Where most of our resale homes are

Torrevieja, then Alicante, Orihuela Costa and Benidorm. Torrevieja has its own resale page.

Buying as a UK citizen

Since Brexit you can still buy, but without a visa you can stay only 90 days in any 180, and owning a home does not give residency — Spain abolished the golden visa on 3 April 2025. You will need an NIE from a Spanish consulate in the UK. Viewings are done by video and the deed can be signed under power of attorney. Banks typically lend non-residents up to 70% of the valuation. Community fees usually run €40–120 a month.
A Spanish bank account is not a legal requirement, but for a resale property you will need one in practice. At the notary the seller is paid with a banker's draft, which only a Spanish bank can issue and which the notary checks. You can transfer the money to the seller from abroad instead, but it has to leave your account several days before completion — a risk for you as the buyer. So it is worth opening an account early, and we can help with that too.

Frequently asked questions

What tax do I pay on a resale home in Spain?
Transfer tax, set by region: 9% in the Valencian Community (11% over €1 million), 7% in Andalusia, 7.75% in Murcia.
What is the tax charged on?
The price in the deed, or the cadastral reference value if that is higher.
Can the previous owner's debts pass to me?
Community debts from the current year and the three before it — the property answers for them. That is why the debt certificate matters.
What should I check before a deposit?
The land registry extract, the community debt certificate, recent IBI receipts and any approved special levies.
