San Pedro del Pinatar sits at the northern tip of the Mar Menor, where the lagoon meets a regional park of working salt flats. It has a fishing port, a marina, several kilometres of beach and a district, Lo Pagán, known across Spain for its mud. New build here is mostly low-rise, within reach of the water. The salt flats, and why they matter
Most of the municipality's northern edge is a protected regional park: Las Salinas y Arenales de San Pedro del Pinatar. These are working salt pans, still producing, as they have for centuries.
For a buyer this has three practical consequences.
The view is permanent. Protected land cannot be built on. A property facing the salt flats keeps what it sees, which is a rarer guarantee on this coast than it sounds.
The birds. The pans are a stopover on a major migration route. Flamingos are a common sight, along with avocets, stilts and terns. It is a genuine draw, and it also means the area does not empty out of visitors in winter.
The mud. This is what San Pedro is actually known for.
Lo Pagán and the mud baths
At Lo Pagán, on the lagoon shore, there are natural deposits of dark mineral mud formed by the salt lagoons. People have been coating themselves in it and lying in the sun for generations, then rinsing off in the shallow warm water.
It is free, it is public, and on a summer morning there will be dozens of people doing it. Local tradition holds that the mud helps with skin conditions and joint pain. Whether or not you believe that, it draws a steady, distinctly non-touristy crowd, and it gives the town a character that resort developments elsewhere simply do not have.
The town
San Pedro del Pinatar is two things joined together: a working fishing town with a real port, and a residential coastal district that has grown around it.
There is a proper high street, a weekly market, a health centre, schools and a marina, Marina de las Salinas. Restaurants stay open in January. The seafront promenade along Lo Pagán runs for several kilometres.
The beaches divide into two kinds. On the lagoon side the water is shallow, warm and still, good for children and for anyone who dislikes waves. On the Mediterranean side, at Playa de la Torre Derribada and neighbouring beaches, you get open sea and surf.
Having both within the same municipality is unusual.
The lagoon, honestly
If you have searched for the Mar Menor you will have found headlines about mass fish die-offs in 2019 and 2021. That happened, and it would be dishonest to leave it out.
The cause is documented: decades of nitrate run-off from intensive agriculture in the Campo de Cartagena, plus legacy mining pollution. It accumulated over years.
Since then: Spain granted the lagoon legal personhood in October 2022, a first in Europe. In 2025 the United Nations named the restoration programme a World Restoration Flagship; it is Spain's largest-ever investment in restoring a single region. Monitoring in 2024 showed oxygen levels improving and new colonies of an endangered fan mussel.
It is not resolved. A study published in 2026 found that more than 90% of the key nutrients now reach the water through the lagoon's own sediments rather than fresh run-off, and the current restoration plan has no specific measures for that.
What to do about it as a buyer: check the published bathing water status for the specific beach nearest the property before you commit. It is issued by the regional health authority and it varies by location and season. Anyone who tells you the problem is solved is selling you something.
Getting here
Región de Murcia International Airport (Corvera) is roughly 45 kilometres by road. Alicante-Elche is around 65 kilometres and carries far more direct UK routes, so many UK buyers here use Alicante. Cartagena is about 35 kilometres.
A correction that still needs making: San Javier airport, in the neighbouring municipality, stopped handling commercial flights on 15 January 2019. Property listings still advertise "minutes from San Javier international airport". The runway is there; the passenger flights are not. They moved to Corvera.
Prices
New build here is predominantly low-rise: two and three-bedroom apartments and ground-floor properties in gated developments with communal pools, and a smaller number of detached villas.
Price is driven by distance to the water, the dominant factor in a compact municipality, whether the property faces the salt flats or the marina, and build stage. Off-plan is typically 10–20% cheaper than completed, in exchange for waiting 18–24 months.
Buying from the UK
Visits are limited, buying is not. As a non-EU national you may spend 90 days in any rolling 180-day period in the Schengen area without a visa. Owning property does not change that. Buying itself is unrestricted for any foreign national.
What you need for a new build: an NIE (foreigner identification number), which we arrange. A Spanish bank account is not required to buy; you can pay the developer from your UK account. It is useful later, for utilities and annual taxes.
Property purchase no longer grants residency. The golden visa was abolished in April 2025. Many websites still advertise it.
Purchase taxes. New build attracts 10% VAT plus stamp duty. San Pedro del Pinatar is in the Región de Murcia, where the rate for VAT-liable transactions fell from 2% to 1.5% on 25 July 2025. Add €1,500–2,500 for notary and registry. Budget around 12% above the purchase price.
The annual tax people forget. Non-resident owners pay Spanish tax each year on a notional rental value, whether or not the property is let. Since Brexit UK owners pay 24% rather than the 19% applied to EU residents, and can no longer deduct expenses against rental income. Have your gestor quantify it before you commit.
Mortgages. Spanish banks lend to non-residents at up to 70% of valuation, against 80% for residents. Arrange it before reserving.
The bank guarantee. Developers must legally guarantee every payment made before completion. See that guarantee before signing.
You need not be here. Video viewings, paperwork prepared remotely, completion under power of attorney granted in the UK.
