Where it is
Torre-Pacheco sits on the Campo de Cartagena plain. The town centre is 8 km from the Mar Menor beaches, 14 km from Cartagena and 41 km from Murcia.
It had 41,479 residents in 2025, the sixth-largest municipality in the region, and ranks fourth in the region for income per resident, after Murcia, Cartagena and San Javier.
Region of Murcia International Airport is 26.5 km away, about 22 minutes by car. Alicante airport is 103 km, just over an hour.
The Mar Menor next door
The Mar Menor is a saltwater lagoon separated from the Mediterranean by a narrow strip of land. Its water is shallower and calmer than the open sea.

Taxes in the Region of Murcia
They differ from the Valencian Community.
New build from a developer: 10% VAT plus 1.5% stamp duty. That rate applies from 25 July 2025; before that it was 2%, which is why older sources still quote it.
Resale: 7.75% transfer tax, cut from 8% by the same law in July 2025, charged on the cadastral reference value if that is higher than the price.
Notary and land registry fees come on top.
How your money is protected
The developer must guarantee the return of everything you pay before handover, by bank guarantee or insurance, from the moment the building licence is granted. Check the licence before your first payment.
Buying as a UK citizen
You can buy, but without a visa you can stay only 90 days in any 180, and owning a home does not give residency — Spain abolished the golden visa on 3 April 2025. You will need an NIE from a Spanish consulate. Payments are staged: a reservation of usually €6,000–10,000, 20–40% on signing, then instalments during construction. Viewings are done by video and the deed can be signed under power of attorney. Banks typically lend non-residents up to 70%.
Community fees in developments with a pool usually run €40–120 a month.
