A young town with a long history
Los Alcázares is the youngest municipality in the Region of Murcia, created on 13 October 1983 from parts of Torre-Pacheco and San Javier. Yet it is the oldest settlement on the Mar Menor: a 3rd-century Roman villa with baths stood here, and the name comes from the Arabic "al-qasr", fortress.
In the early 20th century people came here for sea bathing; the Hotel-Balneario La Encarnación, built in 1902, still stands. The town had 20,408 residents in 2025.
Nine kilometres of Mar Menor shore
The municipality has 9 km of lagoon shoreline. The Mar Menor is separated from the Mediterranean by a narrow strip of land, so its water is shallower and calmer than the open sea. Nearby are two protected natural areas: the La Hita wetland, where birds nest, and the Marina del Carmolí salt marsh.

Region of Murcia International Airport is 40 km away, about 29 minutes by car. Alicante is 94 km, about an hour.
Buying as a UK citizen
Since Brexit you can still buy, but without a visa you can stay only 90 days in any 180, and owning a home does not give residency — Spain abolished the golden visa on 3 April 2025. You will need an NIE from a Spanish consulate in the UK.
Taxes in the Region of Murcia
New build: 10% VAT plus 1.5% stamp duty, since 25 July 2025 (previously 2%). Resale: 7.75% transfer tax, cut from 8% by the same law. Notary and registry fees on top.
How your money is protected
The developer must guarantee the return of everything you pay before handover, by bank guarantee or insurance, from the moment the building licence is granted. Payments are staged: a reservation of usually €6,000–10,000, 20–40% on signing, then instalments during construction. Video viewings; signing under power of attorney. Banks typically lend non-residents up to 70%. Community fees usually run €40–120 a month.
