The last town on the Costa Blanca
Pilar de la Horadada is the southernmost municipality in Alicante province and the Valencian Community, on the border with Murcia. It became a municipality in its own right in 1986, splitting from Orihuela.
The name comes from a 16th-century watchtower standing on a coastal rock with a hole through it — "horadada" in Spanish. The tower was part of the coastal defences against pirates.
Region of Murcia International Airport is 44 km away, about 32 minutes by car. Alicante airport is 78 km, about 51 minutes — so both are within easy reach.
Why the Murcia border matters when you buy
Purchase taxes depend on the region the property is in. Pilar de la Horadada is in the Valencian Community; neighbouring San Pedro del Pinatar is already Murcia.
For new builds the difference is small: 1.4% stamp duty here against 1.5% in Murcia. For resale it is noticeable: 9% transfer tax here against 7.75% across the border — €2,500 on a €200,000 flat.

Buying as a UK citizen
Since Brexit you can still buy property in Spain, but without a visa you can stay only 90 days in any 180, and owning a home does not give residency — Spain abolished the golden visa on 3 April 2025. To stay longer without working, the route is the non-lucrative residence visa.
Taxes
New build: 10% VAT plus 1.4% stamp duty, for deeds from 1 June 2026. Resale: 9% transfer tax, or 11% over €1 million. Allow around 12% above the price with notary and registry fees.
How your money is protected
The developer must guarantee the return of everything you pay before handover, by bank guarantee or insurance, from the moment the building licence is granted. Check the licence before your first payment.
The paperwork
You will need an NIE from a Spanish consulate in the UK. Payments are staged: a reservation of usually €6,000–10,000, 20–40% on signing, then instalments during construction. Video viewings; signing under power of attorney. Banks typically lend non-residents up to 70%. Community fees usually run €40–120 a month.
